Key urban development of the capital city
Prague, 15 May 2025 – ROWAN LEGAL has significantly assisted České dráhy (Czech Railways) in the strategic sale of land in the southern part of the Žižkov freight station complex to the developer Sekyra Group. Thanks to intensive legal support, the national carrier managed to negotiate significantly more favorable terms of the transaction than the original contractual documentation, including the purchase price.
ROWAN LEGAL provided comprehensive legal advice throughout the negotiation of the new contractual documents. The transaction follows last year’s sale of the historic station building to the City of Prague, which enabled a change in the zoning plan, a key prerequisite for completing the sale of the development land.

It paves the way for the transformation of a previously unused area into a modern urban district and is also an example of effective cooperation between the public and private sectors. As a result of the deal, a large brownfield site in the wider center of Prague will gradually be transformed into a new residential area with a capacity of over 6,000 inhabitants, with green areas, shops and amenities. The original station building will remain a distinctive architectural feature and a listed landmark.
